Are You Buying A Home In The Phoenix Valley? Six Steps To A Smooth Close.

Recently I did a series of blogs which were 13 steps to buying a home in the Phoenix Valley.  Most of those steps are steps that you and I as home buying and Realtor take together.
This Blog, however, is just about what you can do to make sure that your real estate transaction closes on time and without any unneeded stress.
Six steps to a SMOOTH real estate close in the Phoenix Valley!
  1. Maintain your current financial status!  Do not make any major purchases...meaning, no job changes, avoid credit card purchases, do not open any new credit cards, do not buy a car, and do not co-sign on a loan for anyone!  In Arizona it is vital that from the time you have decided to buy real estate and have gotten your good faith estimate from a lender that you do not change your FICO score.  Follow this step and you should be in good shape.
  2. Call your escrow officer the week prior to schedule your closing appointment.  Usually your escrow officer will call you, but being proactive in your real estate purchase will only help you.  Signing all of your closing documents in the Phoenix Valley usually takes less than an hour.
  3. In you are unsure about any of the closing procedures, ASK questions!  Ask me or your escrow officer, we are the experts in Arizona real estate transactions, and we are just a phone call away!
  4. Due to the current shake up in the financial markets it is vital that when buying a home in Arizona that you be prepared for last minute lender requirements.  Lately lenders have requested a lot of different documentation from my clients...so be prepared!
  5. Last...bring a government issued photo ID and any "certified" funds with you to your scheduled document signing with your escrow officer.
Every state in the US handles real estate transaction a little different.  If you are buying a home in Arizona, but currently live in another state or Canada there will be differences.
I will walk you through the steps that you need to take, but be prepared for a few differences!
