Nate Berkus is going to be on Oprah today building a dream home.
Both Nate and Oprah are experts at what they do. Because of that I wanted to share with you Nate's advice on what you need to do to get your home sold.
I am also going to give my own advice along with it...because real estate is local, and I am also an expert at selling real estate in the Phoenix or Scottsdale Arizona area!
What's the best decorating approach for sellers in today's slow market?
Make your home feel like the most welcoming house on the block so buyers fall in love as soon as they pull up. Let them picture themselves hanging out of your front porch. A house has to be more than new tiles and a new furnace. Nate
De-clutter your home! In the Phoenix, or Scottsdale areas you should feel as though your house is empty...and it should almost be empty. Buyers need to be able to see themselves living in your home as through it was their home. They need to see where they would put their furniture...not that your house feels small because you have too much furniture, etc. Anne Eliason
You encourage sellers to display family photos. Many salespeople urge them to remove personal touches.
I disagree. I like a great story. When you walk into a home you want to get a felling for the history and spirit of the space. If you strip a home of its personality, you rob it of what matters most. Nate
I disagree with Nate on this. Like I have said before, buyers in the Phoenix or Scottsdale area need to see themselves living in your home without trying very hard. If your pictures are all over the walls...they will only see you living there! Anne Eliason

First, clean up your space. If you get rid of the clutter and mess, you can see what you have to work with. They divide projects into a few categories to set realistic goals-what can you do in a day? Nate
I agree with Nate, first clean up your space! Once it is clean enough to eat off of the floor and the clutter has been removed, make sure that everything is functional. In the Phoenix Scottsdale area something as small as a sliding closet door being off of its runner will make the buyer wonder "what else is wrong with this house?" Anne Eliason

Get organized! Clutter detracts and creates chaos. No one wants to wake up to clothes hanging on the elliptical machine each day! Nate
