There are five steps to making a profitable home purchase in the Phoenix Arizona area.
The typical home buyer in the Phoenix Valley right now is looking for a home that is in near perfect condition. They don't want to have to fix anything, nor do they want to have to change out anything like carpet or wallpaper!
If you want a perfect home in Arizona, you will have to pay market value for that home. However, if you are willing to do something that most people are not willing to do...you will have the chance to make a decent amount of home on your next home purchase!
In this real estate market everyone is talking about buying a foreclosure and how much money they will be able to save, or make, by doing this in Arizona, which is still the fastest growing state.
I work with people everyday, and I work with banks everyday. I know that absolutely the best deal you can get is from a desperate home owner....not from a bank!
It is, however, very difficult to know how desperate a home owner is right up front...but I can get that information for you!
I can begin by letting you know how much is owed on the property. If they have owned their home in Maricopa County for more that five years they will have a significant amount of equity. In this situation they will be able and sometimes willing to sell their home to a buyer for much less than a bank would.
A home owner that is desperate to sell will take whatever offer they get. A bank will take nothing less than what they perceived market value to be.
