Do You Want To Sell Your Arizona Home? Hire A Jerk.
If you want to sell your Arizona real estate in todays market...you need to hire a Realtor that cares enough about selling your home...that they will be a JERK.
In the Phoenix/Scottsdale area we all know there are always been delusional home sellers. Homeowners that believe that because they painted the kitchen two years ago that their home should be worth $20,000 more than their neighbors.
Unfortunately...home buyers don't feel that way.
Home buyers in Phoenix and Scottsdale comparison shop. Meaning they will look at everything in their price range in a 15-30 minute radius, and then they will buy the best home in that area...meaning they will buy the nicest home in their price range. In order to sell your home right now, your home will have to be the nicest home in its price range.
Right now in the Phoenix Valley real estate market there is a 4% absorption rate. That means that every month only 4% of the market sells. If you are someone that needs to sell their home you will have to price your home in the bottom 2%.
Most Realtors, like most people don't like confrontation. Telling someone that the home they love needs to be priced $50,000 lower than where they want it to be priced can feel like a jerky thing to say. Only a jerk that cares about selling your home is going to be upfront and straight with you.
The moral of this blog is...If you need to sell your home in Arizona...hire someone who cares enough to be a jerk.
If you don't....your home is not going to sell.
