Downtown Phoenix Art District Is A Great Place To Buy Real Estate!
I love living in Phoenix, and this is one of the reasons why.
The City of Phoenix decided that it wanted to create a new arts district. Most cities that decide to create something like an art district do it by raising taxes property taxes, using eminent domain, or using draconian like zoning requirements.
The City of Phoenix (in my opinion) has taken a much more effective and smarter approach to achieving their goal of creating an arts district in downtown Phoenix.
The City of Phoenix is creating a "arts, culture and small business overlay." What that does for the real estate owners is that it eases zoning restrictions and will increase the number of activities that are allowed to take place without special permits.
You will no longer need a special permit to open an art gallery, bookstore, or restaurant. Restrictions on things like outdoor dinning will also be relaxed. The City of Phoenix will also make revitalizing (gentrifying) existing structures easier.
Where government action is concerned this is a rare win/win. It is good for the neighborhood, and small businesses. It will be Phoenix's own version of SoHo.
An artist, or restaurant owner will be able to have their work space on the bottom floor, and live in the top floor, creating a unique community in downtown Phoenix.
Expansion of private enterprise and property rights are always a good thing!
With everything that is going into downtown Phoenix right now, it is a great place to buy real estate. The new medical college and nursing school...and now a new arts district! Buying something now in this buyers market....will be a great real estate investment.
