I Want To Buy A Home In The Phoenix Valley. Is Now A Good Time?
Last night a client of mine flew into Phoenix from Seattle. He is here to buy an investment property in Queen Creek. Over the next few days he and I will be looking at homes and deciding which one will be the best investment for him.
I know a lot of people that are ready to buy a home. Whether it be an Arizona investment property, part time winter home in Scottsdale, or a home of their own in Mesa, however, a lot of these people still feel like they need to wait.
They feel like right now is just not the right time for them to buy a house in the Phoenix Valley.
Here are five great reasons why now is a great time to buy a home in the Phoenix Valley!
-
The Phoenix Area is still the second fastest growing are in the United States! There are still over 9,000 people that move to the Phoenix Valley each month from California alone!
-
If you plan on owning your home for five years or more. The best minds I know say that the next great time to sell in the Phoenix/ Scottsdale area is going to be 2010. As always you should look at real estate as a long term investment. You should always plan on owning your home for five years or more. If you do this you should be able to shave off the downturn the real estate market.
-
Rent vs Owning. Most renters don't realize this, but when you own a home you get to write off any interest you pay on your mortgage as a tax deduction. Even if your mortgage is more than your rent on a month to month basis...chances are when you account for the tax write offs you are better off buying a home in Phoenix.

If you have found the right house for you. I have a client who has been looking for a specific house for a little over a year. She wants to live in the Williamsburg Square subdivision in Phoenix. She also wants to live in a specific part of Williamsburg Square, and in a certain floor plan that Williamsburg Square has to offer. There are only a few homes in Williamsburg Square that fit the criteria that she is looking for. One came on the market a few weeks ago and she is now in escrow to buy that house. If you are looking for something very specific in the Phoenix area, or you have found something that you love. Do not hesitate to buy your Phoenix home now!

If you want to sell your home and buy something new, there are lot of people that would like to upgrade their Phoenix home, but feel conflicted about it. They know if it a tough time to sell in Phoenix, but they also know it is a great time to buy in Phoenix. If you want to move into a different part of Phoenix or into a different home, now is a good time to do that. True, you will probably not get as much out of your home as you would like, but you will also get a great deal on the new home that you buy!
