Is My Home A Turn Off To Home Buyers?

There is a joke in Phoenix, Arizona when talking about someone who is actually from Phoenix.  The joke goes "He's one of the 6 people actually from Phoenix!"
What that joke is saying is that most people who live in Phoenix, or the Phoenix Valley are not actually from Arizona.  Most of us are transplants from other parts of the U.S.  Because most of the people in Arizona are relatively new, most of the homes are relatively new as well.
Some of the biggest turnoffs in home features are linked to older homes, but even these features can be seen in brand new homes!  Stay away from them if you are a buyer, and try to change them if you are thinking about selling your house!
  1. A house with only one full bathroom.  Make this a house or condo with only one full bathroom.  Even if you have an additional half bathroom...your pool of potential buyers is going to be much smaller!
  2. A house without air conditioning!  In Arizona it is almost unbelievable to think that anyone lives without air conditioning, but there are a few of them out there.  A swamp cool isn't going to sell a house.  If if doesn't have airconditioning...GET IT!
  3. Electrical systems protected by a fuse box instead of a circuit breaker.
  4. Spiral Staircases.  I know of a newly built subdivision that has a few three story homes in it.  The stairwell to the third story and master bedroom is a spiral staircase.  When the first people moved into these homes they had to remove a large window on the third floor and rent a crane to lift their furniture in.  Not something most people want to do when moving into a new home!
  5. Ceilings that have popcorn texture or fluorescent lights are a big turnoff to home buyer in Phoenix.
  6. A split-level floor plan.  When the kitchen and family room are on different levels and you have to go down half a level to get to one or the other.  Once again..no one wants to do it!
If you are trying to sell your home and it has one of these features, make the correction if at all possible!  Some of these are inexpensive to correct (popcorn ceilings) while others are expensive and maybe not even possible.  Do what you can, and then price your house to sell!
