Canadians Buying Arizona Real Estate
After writing about Short Sale and Bank Foreclosures in the Phoenix Valley I thought of one question that was not asked.
Short Sale, Bank Foreclosures and home owned by an individual are all listed and sold through the Arizona Regional MLS.
Short Sales would never happen if an experienced Realtor was not pushing them through and dedicating a significant amount to time to make the real estate transaction happen. Even then the percentage of Short Sales that actually close in Maricopa County is about 25%.
Bank Foreclosures, Bank Owned Property, or REO are also listed and sold through Realtor in the Arizona Regional MLS. Banks contract with qualified Realtors (like myself) to over see and sell the real estate they own.
Property owners...most property owners (98%) list and sell their homes through a Realtor...here in the Phoenix area we use the Arizona Regional MLS service to list and cooperate with other Realtor to get our homes sold.

For example when a client ask me to send them a list of homes for sale in Grayhawk on the golf course with 3-4 bedrooms and 2 bathrooms. The list of homes that I send they will include Short Sale homes, Bank Owned Property, and homes for sale by the property owner. The number of homes for sale in each category will depend of the economic situation of the people who are living in Grayhawk.
