Step 11 When Buying A Home In The Phoenix Valley
We are now at the 11th step of how to buy your home in the Phoenix Valley. To recap the steps we have already been through, they are:

The 11th step is to do your final walk through.
In the standard Arizona Real Estate contract a buyer can conduct the final walk through up to 3 days before the close of escrow. There are several reasons to do a final walk through.
First, this is your opportunity to insure that the seller has repaired everything they have agreed to repair.
Second, according to the Arizona Real Estate contract the home must be in the same condition it was during the inspection period, with the agreed upon repairs being made.
Let me give you an example of what this means. If a neighborhood kid hit a baseball through the window after the inspection, but before the close of escrow. The seller will have to have the window replaced. If an appliance stops working between the inspection period and the close of escrow the appliance will have to be replaced or repaired.
At the final walk through I will give you a check list and walk through the house with you turning everything on and making sure it is still working. We will also make sure that anything that has been agreed up on to be fixed has been fixed.
As the buyer I would encourage you to do your final walk through 3 days before the close of escrow. Why? The reason why I would encourage you to do this is because in Arizona if there is anything that we find that is not in working condition the three day time period will give the seller enough time to have the item(s) fixed before the close of escrow and prevent delaying the purchase of your home!
The next and second to last step in the process of buying a home in the Phoenix Valley is to sign Loan Documents!
