Step 2 When Buying A Home In Phoenix is Talking With A Lender

Step #2 is to meet and talk with a Lender
When you and I initially speak I am going to ask you a few basic questions, such as: "Who do you work for? and "What type of job do you have?" There are many financing variables when buying a house in Arizona.
If you are self employed I will recommend you to a loan officer I know and trust who specializes in getting loans for self employed people. The same scenario would go for someone in a commission sales job, if you have bad credit, or are a first time home buyer. Once I know what type of loan would work best for you and your situation I will give you two different referrals to loan officers that I have worked with before. They will both be great at what they do and easy to work with.
When you call one of these loan officers you will have a 5-15 minute conversation with them about your financial status, what you would like your monthly payment to be, and what you could pre-qualify for in the Phoenix Valley.
In Arizona when you are buying a residential real estate property you generally use the Standard Arizona Purchase Contract. Most home sellers will not consider your offer unless an "LSR" or "Loan Status Report" is attached to it.
After you have spoken with the loan officer they will write up an LSR and send both you and I a copy of it. Essentially it will state that you have been approved for a loan of up to $$$ amount.
Once this step is completed it is time to start seriously house hunting.
