Step 4 When Buying A House In Phoenix, Arizona
The fourth step to buying a home in the Phoenix, Scottsdale area is to Compare Houses.
At this point you and I have talked about when you would like to buy your Arizona home. You have talked to a lender who has provided both of us with an LSR so you and I know specifically what price range you would like to stay in. I have also set you up on an automatic home search of the area you would like to live in.
As you begin to receive emails with different homes for sale in Phoenix or Scottsdale you will begin to select homes that you would like to see in person. These are going to be homes that from the pictures look like a place you would like to live.
This is the point where the real home comparison starts!
Here are a few things I always tell my clients before we go out and look at potential homes in Arizona. First, never select more than six homes to see in one day. Ideally anything between 4-6 will work.
Viewing homes in Phoenix is more mentally draining than people imagine. I have learned by working with my clients that after the 6th home most people have shut off their brains. There are so many details to remember with each home that seeing more than six can be overwhelming.
I know you might be thinking give me a break...it can't be that bad, but trust me on this. I can't tell you how many phone calls I have received from different clients, after a day of house hunting in Phoenix, where my clients can't remember some specific detail about the a house that is a deal breaker for them.
The questions are usually something like: Does the house have popcorn ceilings? Were the floors wood or pergo? Did the master bedroom have a rain shower? Were the kitchen counter tops granite time, or was it granite slab?
Now I am always there for my clients to help them in any way or to answer any questions they might have. However, the second reason why you shouldn't see more than six homes in Scottsdale or Phoenix in one day is the most important reason.
The second reason (and only exception is when someone is moving to the Phoenix Valley from out of town and they only have a few days to hind their home) why you don't want to see more than six homes in one day in Phoenix is because it is emotionally draining.
The anticipation of getting a loan, packing up your stuff, moving, and everything else having to do with buying a home in Phoenix can be stressful. And the way you feel about a home is important in the home selection process.
To reference one of my old blogs "Buying a House is Like Blind Dating," it is important to know and remember how you feel th e first time you see a house, because home buying is like blind dating. The most important part of a blind date is the moment the door opens. That is the most important moment because if that moment does not go well with both parties...the rest of the night will be a waste of time!
When we are out looking and comparing houses in Arizona, the first time you see a home it is important to know and understand how you feel about it. I really like watching my clients and seeing their reactions to each property. Once I know them it is easy to see from their body language and reactions which homes they like most.
The reason why it is important to know how you feel about each home is because however you feel about a home the first time you see it is the way you are going to feel about it everyday. If it is a home in Scottsdale you loved...you will wake up loving your home. When you come home from work you will be excited to come home to your house. You will be excited to have people over and to show your house to your family and friends.
Buying a house in Phoenix or Scottsdale is an emotional decision for most people. That is where I come in as one of your best friends. I want to make sure that whichever house you decide you want is a house you are going to be happy with emotionally and financially.
As a consulting party I will be there to make sure that not only is the Arizona home a home you love, but that it is a good financial investment as well!
Making an offer with earnest money is step five!
