Step 8 In Buying A Home In Phoenix, Arizona

Having a home inspection is the 8th step in buying a home in Phoenix, AZ.  At this point you have selected the home you want to buy and and in the process of completing your loan and packing up your belongings getting ready to move.
In the Arizona real estate contract a buyer has 10 days to inspect the home they are going to buy.  10 days is the standard amount of time for a home inspection process.
This 10 day time period is your time to find out everything you can about the house and the neighborhood.  You want to investigate anything that might be important to you.  Per the Arizona real estate contract some of the things that you might want to look into are:
  1. Physical condition
  2. Environmental condition
  3. Consult government agencies
  4. Consult lenders
  5. Consult insurance agencies
  6. Consult architects
  7. Investigate applicable building, zoning, fire, health, and safety codes
  8. Square footage
  9. Wood-destroying organism
  10. Flood hazard
...and many, many more items.
Typically in the Phoenix Valley when buying a home you start with a general inspector.  I would hire an inspector for you and schedule it so that you can be there are the inspector finishes his inspection.  At that time the inspector will have an inspection report for you and will walk you through the house and point out to you anything that they think is a problem, or could potentially be a problem.
In Maricopa County if the inspection finds something that is out of their range of expertises they will refer you to a specialized inspector.  For example, if they thing there is a possibility of a mold problem they will point out the potential problem area and let you know that you should hire a mold specialist to look at it. 
As I said before you will have 10 days to do the inspection and to submit the Arizona standard form "Buyer's Inspection Notice and Seller's Response" to the sellers.
This is step 9, and it is the process where you negotiate home repairs (if any are needed).
There are two things in the Phoenix Valley that are important to remember when getting a home inspections.  The first thing is that inspectors are hired to find problems.  Listen to everything your inspector says, but don't be to shocked when they find a lot of minor problems (like a door that rubs against the door frame).
Second when getting a home inspection in Phoenix, AZ remember that most of the time the inspection does not find anything that is a major problem...but when they do, they have potentially saved you thousand of dollars!
