The Phoenix Arizona area is currently experiencing a buyer's real estate market. Some people say that we haven't see anything like it since World War II, while others saw things haven't been this way since the depression.
If you are a buyer...that is good news for you!
Last month out of the 57,000 homes in Maricopa County for sale about 3,500 sold! For every home that sells there are about 17 homes that are not selling.
For you, the buyer, that means that you can get favorable deals and favorable terms in 2008.
Here are my six tips for buying an Arizona home in 2008!

Get your credit and finances in order. Whatever you need to do to clean up your credit, do it. Make all of your monthly payments on time. In Arizona lenders will be more forgiving if they see you have gotten your act together in the last six to 21 months. You can get a free copy of your credit report once a year at www.annualcreditreport.com.

Get your credit in shape. Plastic surgery does not always involve a plastic surgeon. Sometimes the only thing it involves is you cutting up your credit cards. Lenders are also looking for job stability. In the Phoenix Valley lenders want to see you have been at the same job for at least a year. If you haven't been at the same job, they want to see that you are in the same industry.

Know how much you can afford to spend before shopping for a home...just as when we went through the 13 steps to buying a home in Phoenix. Once you and I have spoken I will give you the names and phone numbers of a few different loan offices for you to talk to. A lender will look at your income, debt, assets, and liabilities, and come up with the maximum amount you can spend on a home.

Know the neighborhood, and be comfortable with it. We all want to live on the best street in town. However, finances and availability prevent us all from doing that. When you are looking at different neighborhoods take into consideration the schools, traffic, shopping, houses of worship, and amenities.

Read and understand all documents before signing them. Don't sign anything you don't understand. As your agent...that is what I am here for. If you have any questions make sure you ask me! In Arizona a real estate contract is only valid if it is in writing. What that also means is that anything that is not in writing is not part of the contract! Also, anything had written on a contract supersedes a standard contract. If it isn't clear to you...write it out so that it is!
In the Phoenix Valley there are going to be a lot of great deals made in 2008! You don't want to let them pass you by!
