As I have said many times before Now is a great time for Canadians to be buying real estate in the Phoenix or Scottsdale areas!
Yesterday I received an email from a Canadian client of mine and she asked:
We had questions pertaining to what the rules / regulations are for a Canadian owning property in Arizona? Are property taxes higher for non-residence? Also we may want to rent out our property part of the time when we aren't there, I'm assuming a real estate agent could be helpful in renting out the property? We have no idea where to start this process and would appreciate some guidance from someone that knows the area.
Because I work with a lot of Canadians who buy real estate in the Phoenix Valley, I get asked these questions all of the time...so I thought I would write a blog to answer them!
Are property taxes higher for non-residence?
In Arizona property taxes are not higher for non-residence. Whether it is a second winter home in Scottsdale, a primary residence in Gilbert, or a rental property in Phoenix...your property taxes will be pretty much the same as your neighbors.
Also we may want to rent out our property part of the time when we aren't there, I'm assuming a real estate agent could be helpful in renting out the property?
If you do not end up using your Phoenix or Scottsdale home as your primary residence you may rent it out while you are not there. A real estate agent can be very helpful in renting out your real estate.
Another option to consider is having a property management company watch it for you. That way they will have the authority to take care of it if anything happens like the water heater going out while your renters are there.
We have no idea where to start this process and would appreciate some guidance from someone that knows the area.
