Since this is an adult community, at least one resident of each Sun City home must be a minimum of 55 years of age and other residents have to be at least 19 years old. There is no age restriction on property ownership.

This form of management gives residents more input and control over the running of their community. It has also reduced traffic jams; since locals voted for the legalization of golf carts for street use, they have become a common form of local transportation.
